Pricing your house correctly

The other day an agent asked me how to price a home. It was a unique home and she said that they were going for about $130 per foot, which felt over-priced. I explained that the price per foot is just ONE of the factors that affect the final value. The most important part of pricing a home correctly is choosing your comparable sales. If you just use price per foot you will ignore the other factors that come into play in finding the correct value and getting the most for your home in today’s market. These factors include site influence (location), age, condition, internal and external obsolescence, and amenities, among others. If the home that you want to value is smaller and the other recent sales in the area tend to be larger and you use price per foot, you will under-price the home. The opposite is also true. Sold on the first day more than list price!

Sandra and her husband were introduced to me by her sister Olivia. When I met Sandra, she told me that she and her husband were going to move to San Antonio and needed to sell their home. Size matters...In your home's value

  Today I am talking about the value of your home and one of the many things that affect that. There are some simple things you can do to make sure you get the most money for your home. Have your home measured by a licensed appraiser before it hits the market. You see the tax man does not measure the home and only takes the builders word for it. I spoke with an appraiser about measuring homes and he said in all the homes that he measured he found that 95% of the homes had a wrong square footage, sometimes by as much as 250 square feet. After the appraisal is complete for a government backed secured loan there will be another check on the appraisal report.
